Description

 The Property Maintenance/Rehab Project Manager will manage the day-to-day building maintenance of the (12) properties owned by the Nelson County Community Development Foundation (NCCDF) as well as the physical plant of The Nelson Center. They will also work with the Executive Director to assess and implement the Emergency Repair Program and the Housing Rehabilitation Program. The PM/RPM reports to the Executive Director.

 

Job Duties

Responsibilities include but are not limited to:

  • Inspecting NCCDF properties on a regular basis to determine problems and schedule and/or perform regular maintenance
  • Prepare weekly maintenance schedules and allocate work
  • Repairing and performing “punch-out” on all properties. This may include painting, drywall work, small repair, and cleaning jobs. May include electric and/or plumbing based on experience
  • Inspecting the Nelson Center on a regular basis to determine problems and schedule and/or perform regular maintenance
  • Working with outside maintenance crews to make sure appropriate actions are taken – painting, tree trimming, mowing, other maintenance as necessary
  • Assessing requests for assistance with ED to determine best methods to assess, schedule, and complete rehab projects
  • Working with ED to determine budgets. Perform RFQ process, supervise contractors, do final inspections, make final reports on repairs and renovation projects
  • Hire and supervise tradesmen during installations, repairs or maintenance (electricians, plumbers etc.)
  • Inspect and maintain building systems (heating, ventilation etc.)
  • Ensure adherence to quality standards and health and safety regulations

Skills Required

Skills:

  • Strong technical skills and knowledge and ability in a variety of crafts such as carpentry, plumbing, electrical, HVAC
  • Proven experience as maintenance supervisor or similar role
  • Knowledge of health & safety practices and regulations
  • Understanding of budgeting and performance management
  • Excellent planning and leadership abilities
  • An eye for detail
  • Competence with computers is preferred
  • Excellent communication and interpersonal skills
  • High school diploma; Degree from a vocational school will be a plus or relevant experience (minimum 3 years)
  • Professional Certifications (e.g. CMRP or HVAC certified) are preferred
  • Able to do physical labor including lifting 50 pounds on a regular basis
